Window mastic in Upminster, done properly

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. If you’re dealing with cracked sealant at the sill ends and cracked or shrunken mastic around the frame, we can help, on timber windows & doors, patio & French doors and aluminium frames alike.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Upminster: your questions answered

Is parking a problem for a job in Upminster?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is Upminster in your area for window mastic?

Yes. Our work covers London and the South East, and Upminster is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will send you a clear quote.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Greater London.

Will new mastic stop draughts?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Can you get sealant to suit coloured frames?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will use the nearest match.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How the job changes by surface

Composite doors

A composite door usually sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

How it works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a few frames, or a day or more for a whole house. In Upminster, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Tell us about any water getting in
  • Clear the area around the work
  • Let us know about earlier repairs to the joints

Keeping the joints in good condition

Aftercare is simple:

  • Ventilate rooms so frames don’t stay wet inside
  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Keep solvents and bleach off the sealant

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Why deal with it now?

If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Upminster, the repair is bigger than the sealant job would have been.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us and we’ll talk you through it.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams in Upminster and across Greater London. Several sites can be quoted together.

Frames and glazing around Upminster

With historic houses such as Hare Hall (about 2.6 miles north-west) nearby, there’s older building stock in the area around Upminster as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Upminster Junior School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Upminster station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
