Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Window mastic in Newtimber
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you have cracked sealant at the sill ends and a bead that doesn’t match the frame, we can put it right.
Somewhere as small as Newtimber, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to a full day, depending on how many frames there are from start to finish. For a village or hamlet like Newtimber, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property

Advice
When it is not the sealant
New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:
- Draughts through the window seals rather than the frame
- Faulty window hardware
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.
What we seal
- Patio & French doors
- Aluminium frames
- uPVC windows
- Window sills
- Composite doors
- Timber windows & doors
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Avoid blasting the frames with a pressure washer
- Keep drainage slots and sill grooves clear
- Wipe condensation off the frames
- Don’t paint over the silicone
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.
Do you need window mastic in Newtimber?
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
Look out for any of the following:
- Hard, cracked sealant around windows
- Whistling draughts around closed windows
- White mastic on grey or black frames
- Gaps where the sill meets the wall
If you let a flat or house near Hassocks station, renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- How the colour is chosen
- How long to leave it before use
- Are they insured?
- How much experience the applicator has

Newtimber homes and the weather
With historic houses such as Portslade Manor (about 4.6 miles south) nearby, there’s older building stock in the area around Newtimber as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you live in an older home near The Parish Church of St John Evangelist, the joint between an old wall and a newer frame is normally the first place rain gets in.
