Trusted window mastic in Newman's End

Window mastic in Newman's End, done properly

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. If you have old mastic that has gone black or come away and gaps where the sill meets the wall, we can put it right, on aluminium frames, uPVC windows and window sills alike.

Around Newman's End, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

There’s a 12-month guarantee on every job, large or small.

Windows and doors in Newman's End

Historic houses like Barrington Hall (about 3.8 miles north-east) are a reminder that the area around Newman's End has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Sawbridgeworth station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as Parish Church of St Mary, the joint between an old wall and a newer frame is generally the first place rain gets in.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to a full day, depending on how many frames there are from start to finish. Somewhere like Newman's End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Advice

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Clean frames with a soft cloth and soapy water
  • Keep solvents and bleach off the sealant
  • Keep paint off silicone joints
  • Air rooms to keep condensation down around windows

Most silicone sealants won’t take paint, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

What affects the quote in Newman's End

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • The number and length of the joints

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, call 0345 464 0079 or drop us an email.

Surface by surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Landlords, agents and businesses in Newman's End

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. In a small place like Newman's End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
