Window Mastic in Housham Tye
Window mastic across Housham Tye and nearby, with old sealant always removed completely and a 12-month guarantee.
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
- Cracked internal joints between frame and plaster
Window mastic in Housham Tye, done properly
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. Where the air is getting in through the window itself, we will say so. If you have draughts coming in around windows and doors and mastic that has split away from the wall, we can put it right, whatever the surface.
In a village or hamlet like Housham Tye, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.
All of our work is guaranteed for twelve months, in Housham Tye and everywhere else we cover.

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
How it works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take most of a day for a typical house, less for a few frames. For a village or hamlet like Housham Tye, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in

Your questions about window mastic in Housham Tye
Do you cover Housham Tye for window mastic?
Yes, Housham Tye is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear price.
Will you come out to Housham Tye?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Will resealing my frames help with draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.
Do you guarantee window mastic?
Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Can you do the inside joint as well?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Paint up to the joint, not over it
- Make sure the drainage slots aren’t blocked
- Look round the frames every year or so
- Repaint timber before it’s bare
Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Common problems we fix in Housham Tye
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. Backing rod sets the right depth.
If you can see any of these, it’s time to have the joints looked at:
- Whistling draughts around closed windows
- Water coming in at the bottom corners of a door
- Gaps between the frame and the inside reveal
- Cracked or shrunken mastic around the frame
Historic houses such as Barrington Hall, about 4.8 miles north-east, show how far back building around Housham Tye goes, and older homes nearby need a sealant that suits their walls.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Frames and glazing around Housham Tye
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Barrington Hall (about 4.8 miles north-east) are a reminder that the area around Housham Tye has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you look after a building such as Mark Hall School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Harlow Mill station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

What affects the cost of window mastic
There’s no set price list, because no two jobs are the same. The quote depends on:
- How easy the joints are to reach
- The product the joint needs
- The number and length of the joints
- Mould in or behind the old joints
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Pictures of the joints, sent by email
- The address or postcode of the job
- The problem you’ve noticed
- Any previous sealing or DIY work
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
What the job involves on each surface
Composite doors
Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. We match the colour to the frame.
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
