Window Mastic in Muirhouses

Window mastic for homes and businesses in Muirhouses
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have cracked sealant at the sill ends and draughts coming in around windows and doors, we can put it right, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

When to call us in Muirhouses
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.
The most common problems we see are:
- Leaking joints at the ends of sills
- White mastic on grey or black frames
- Water coming in at the bottom corners of a door
- Gaps between the frame and the inside reveal
Managing a site like Bo'ness Academy? Then the mastic around its windows and doors needs looking after like any other building’s.
What your quote should include
- What product goes in the joint
- Which colour the sealant will be
- Whether VAT is included
- How hidden problems are handled

Muirhouses questions
I let a flat near Linlithgow station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is window mastic in a coastal place like Muirhouses any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can resealing stop a draught around my window?
If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.
How long does it take to reseal the windows on a house?
It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Can you do the inside joint as well?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
Windows and doors in Muirhouses
Muirhouses is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Culross Palace (about 4 miles north-west) nearby, there’s older building stock in the area around Muirhouses as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you live in an older home near church and burial ground 20m SW of Carriden House, the joint between an old wall and a newer frame is normally the first place rain gets in. Letting a property close to Linlithgow station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Landlords, agents and businesses in Muirhouses
Letting agents and landlords in Muirhouses can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. Around Muirhouses, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in
- Tell us about any previous sealing or DIY attempts
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Advice
Honest limits
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:
- Damp coming through the wall itself rather than the frame joint
- A failed sealed unit that has misted up
- Broken hinges, locks or handles
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- Window sills
- Aluminium frames
- Patio & French doors
- Timber windows & doors
- uPVC windows
- Composite doors
Looking after it afterwards
Looking after new joints is easy:
- Avoid blasting the frames with a pressure washer
- Repaint timber before it’s bare
- Keep drainage slots and sill grooves clear
- Air rooms to keep condensation down around windows
Silicone cannot usually be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Leave it or put it right?
The work is quick compared with the damage it prevents: the visit takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. In an older home around Muirhouses, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.
