Why act early in Mountfield

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Older cottages and farmhouses around Mountfield can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email and we will talk you through it.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes most of a day for a typical house, less for a few frames. Somewhere like Mountfield needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first
  • Faulty window hardware

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Windows and doors in Mountfield

With historic houses such as Durhamford Manor (about 2 miles east) nearby, there’s older building stock in the area around Mountfield as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Vinehall School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Robertsbridge station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to The Parish Church of All Saints include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

What affects the cost of window mastic

The price is agreed before any work begins. It’s based on:

  • Working hours on commercial sites
  • The amount of work
  • How many areas need sealing
  • Access and height

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

To help us quote quickly, let us know:

  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • A few pictures by email, if you can

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, ring 0345 464 0079 or send us an email.

Questions from Mountfield

Do you cover Mountfield for window mastic?

Yes. We work across London and the South East, and Mountfield is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear price.

Is Mountfield within the area you cover?

Yes, Mountfield is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is the work guaranteed?

Yes, with our 12-month guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Will resealing my frames help with draughts?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Can new window sealant be painted?

Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep solvents and bleach off the sealant
  • Clear any debris from frame drain holes
  • Check the mastic once a year
  • Wash the frames with mild soapy water

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
