Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep paint and stain on wooden frames in good order
  • Ventilate rooms so frames don’t stay wet inside
  • Clean frames with a soft cloth and soapy water
  • Keep jet washers away from the mastic

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

About our window mastic in Maddiston

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on uPVC windows, timber windows & doors and patio & French doors, and people most often call us about mastic that has split away from the wall and whistling draughts around closed windows.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Maddiston: your questions answered

Is window mastic in a coastal place like Maddiston any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Maddiston within the area you cover?

Yes, Maddiston is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Do you work on first-floor windows?

Usually, yes. Access is planned before any work starts, so mention the height and anything in the way.

Do you seal inside as well as outside?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Where do you work from?

Mr Mastic is based in Crawley. We cover Maddiston and the rest of Falkirk, along with the rest of our area.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Honest limits

Before booking, it’s worth knowing the limits:

  • Faulty window hardware
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Soft or decayed wood in the frame

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Window sills
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Composite doors

The process

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes most of a day for a typical house, less for a few frames. Outdoor work around Maddiston depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Advice

Common problems we fix in Maddiston

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.

Keep an eye out for any of the following:

  • Damp patches on the reveal after heavy rain
  • Hard, cracked sealant around windows
  • Mastic that’s falling out in pieces
  • Cracked sealant at the sill ends

Around Maddiston, as everywhere, window mastic is only as good as the preparation behind it.

Different surfaces, different methods

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match suits the frame.

What affects the cost of window mastic

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • The size of the job
  • Any mould that needs treating
  • Access and height

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

To help us quote quickly, please include:

  • The type of property
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • The address or postcode of the job

We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details.

Frames and glazing around Maddiston

Maddiston is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Polmont station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
