How we handle window mastic in Lyminster
A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We are often asked to deal with white mastic on grey or black frames and whistling draughts around closed windows, on window sills, aluminium frames and timber windows & doors.
Outdoor sealant needs dry, clean surfaces, so work on frames around Lyminster is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

What we do, step by step
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before we start. Most jobs take a few hours for a few frames, or a day or more for a whole house. Somewhere as small as Lyminster, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- Mention any tricky access
- Clear the area around the work
- Let us know about earlier repairs to the joints

FAQs for Lyminster
Do you work for landlords with property near Arundel station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or send us an email with the details for a clear quote.
Is window mastic in a coastal place like Lyminster any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Do you come to Lyminster?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Lyminster.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Will resealing my frames help with draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
What window mastic looks like in Lyminster
Lyminster is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Arundel station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Lyminster Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around The Parish Church of St Mary Magdalen, the joint between an old wall and a newer frame is normally the first place rain gets in.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How the job changes by surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Patio & French doors
Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.
What happens if it’s left?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Older cottages and farmhouses around Lyminster can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Honest limits
Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant won’t put right:
- A frame that has rotted at the joint
- Worn gaskets, brush seals or a door that has dropped
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.
What we seal
- Aluminium frames
- Composite doors
- uPVC windows
- Patio & French doors
- Timber windows & doors
- Window sills
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Ventilate rooms so frames don’t stay wet inside
- Keep solvents and bleach off the sealant
- Clean frames with a soft cloth and soapy water
- Make sure the drainage slots aren’t blocked
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
Leaks generally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What affects the cost of window mastic
We don’t publish a price list. The quote depends on:
- Mould in or behind the old joints
- The number and length of the joints
- Which sealant suits the joint
- How many rooms, windows or areas are involved
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- Whether it has been sealed before
- How we’d reach the joints
There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To get started, ring 0345 464 0079 or drop us an email.
