Window mastic near Lower Stoke

Window mastic in Lower Stoke, done properly

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. If you have white mastic on grey or black frames and whistling draughts around closed windows, we can help, on uPVC windows, composite doors and timber windows & doors alike.

In a village or hamlet like Lower Stoke, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Avoid harsh chemicals near the mastic
  • Don’t aim a pressure washer at the joints
  • Clear any debris from frame drain holes
  • Ventilate rooms so frames don’t stay wet inside

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

What we can’t put right

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Damp problems in the wall away from the window
  • A sash or casement that will not close properly
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What affects the quote in Lower Stoke

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The old material and how stubborn it is
  • The size of the job
  • How many areas need sealing
  • Access and height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

For a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

What happens if it’s left?

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Older cottages and farmhouses around Lower Stoke can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we’ll talk you through it.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • Trusted Arbo and Everbuild sealants
  • Experience in homes, commercial sites and hotels
  • A choice of colours where the product allows

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take most of a day for a typical house, less for a few frames. For a village or hamlet like Lower Stoke, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints

Surface by surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Windows and doors in Lower Stoke

Lower Stoke is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Church of St Peter and St Paul include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Stoke Primary Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Questions from Lower Stoke

Do you cover Lower Stoke for window mastic?

Yes. Our work covers London and the South East, and Lower Stoke is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

Does living near the coast affect window mastic in Lower Stoke?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you match the sealant to my frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Can you do the inside joint as well?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

How long does it take to reseal the windows on a house?

Allow anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Is the work guaranteed?

Yes, with our 12-month guarantee. A yearly look at the joints helps them last.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
