Window mastic in Lodge Lees, done properly
Around Lodge Lees we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have cracked or shrunken mastic around the frame and untidy mastic left by window fitters, we can help, whatever the surface.
In a village or hamlet like Lodge Lees, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What affects the cost of window mastic
Jobs vary more than people expect. What affects the quote:
- Mould in or behind the old joints
- The size of the job
- Which sealant suits the joint
- Access and height
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What we need to know
Photos help, but a description is a good start. Please mention:
- If it’s domestic, commercial or a hotel
- A few pictures by email, if you can
- Any access issues, like height or stairs
- The problem you’ve noticed
There’s no standard price list. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or send us an email.

How the job changes by surface
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.
Patio & French doors
Water at the foot of a door frame isn’t always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.
Questions from Lodge Lees
Is Lodge Lees within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Shepherds Well station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
Do you guarantee window mastic?
Yes. Every job comes with our 12-month guarantee, and we’re ARBOMaster approved applicators.
Can you do upstairs windows?
Yes, where they can be reached safely. Tell us about access when you get in touch and we’ll plan for it.
Can new window sealant be painted?
Silicone generally won’t take paint. Let us know beforehand, and we will use a paintable product where it suits.
When is the sealant fully cured?
That depends on the sealant used, so please follow the time we give you.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Window mastic in Lodge Lees: local notes
With historic houses such as Acrise Place (about 3.4 miles south) nearby, there’s older building stock in the area around Lodge Lees as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Why deal with it now?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Older cottages and farmhouses around Lodge Lees can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

The process
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes most of a day for a typical house, less for a few frames. Somewhere as small as Lodge Lees, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

Advice
Honest limits
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- A door that needs adjusting, rehanging or new seals
- Rotten timber, which needs a joiner first
- Condensation trapped between the panes
If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

When to call us in Lodge Lees
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That is what backing rod is for.
If you can see any of these, it’s time to have the joints looked at:
- Untidy mastic left by window fitters
- Gaps where the sill meets the wall
- Draughts coming in around windows and doors
- Sealant in the wrong colour for the frame
Homes close to Church of St Mary Magdalene include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What to look for in a quote
- How the colour is chosen
- How long to leave it before use
- What product goes in the joint
- What happens if the job turns out different
