What affects the cost of glazing silicone

Every job gets its own quote. These are the things that affect it:

  • The size of the job
  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • The type of sealant required

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The type of property
  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • The address or postcode of the job

We quote each job on its own, so start by telling us what you need. Just call 0345 464 0079 or email us with the details.

Glazing silicone in Lodge Lees, done properly

Sealant on glazing does not last for ever. Sun, rain and movement wear it down, and once it cracks, water follows. Resealing puts that right. If you are dealing with leaking glazing joints on a rooflight and leaks where conservatory glass meets the frame, we can put it right, on shower screens, conservatory frames and glass-to-frame joints alike.

In a village or hamlet like Lodge Lees, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Lodge Lees: your questions answered

Is Lodge Lees in your area for glazing silicone?

Yes, Lodge Lees is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.

Will you come out to Lodge Lees?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you replace a misted double-glazed unit?

No. We renew the sealant. A glazier replaces glass and units.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Do you guarantee glazing sealant work?

You get our 12-month guarantee to every job we do.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long does glazing silicone take?

A typical job takes a few hours for most jobs. Your quote will say how long we expect yours to take.

How to look after the new joints

To keep the joints looking good and working properly:

  • Avoid scraping close to the bead
  • Wipe the screen down after showering
  • Open vents or windows to let moisture out
  • Keep harsh solvents off the silicone

Keep the new joints dry for as long as we advise. After that, clean glass with a mild cleaner.

Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.

Different surfaces, different methods

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.

Shower screens

Most shower screen leaks come from the wall or tray joint. Both are resealed with anti-fungal silicone.

Leave it or put it right?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. Older cottages and farmhouses around Lodge Lees can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What you get with us

  • Any old sealant cut out fully, not covered over
  • We are fully insured
  • Anti-fungal silicone where joints get wet
  • A choice of colours where the product allows

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Cracked or broken glass
  • A sagging or failing conservatory roof
  • Frames that have decayed or split

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

Frames and glazing around Lodge Lees

With historic houses such as Acrise Place (about 3.4 miles south) nearby, there’s older building stock in the area around Lodge Lees as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Shepherds Well station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. In the older streets around Church of St Mary Magdalene, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes anything from an hour or two to most of a day, depending on the size of the job. In a small place like Lodge Lees, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Tell us about any water getting in
