Window & door mastic in Leverstock Green, Hertfordshire
Mastic around window and door frames, sills and patio doors for homeowners, landlords and businesses in Leverstock Green. Fully insured, ARBOMaster approved and guaranteed for a year.
- Rushed sealant from a window installation
- White mastic on grey or black frames
- Draughty joints inside around the window
How we handle window mastic in Leverstock Green
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. If you have gaps between the frame and the inside reveal and whistling draughts around closed windows, we can put it right, whatever the surface.
In a smaller place like Leverstock Green, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

What affects the quote in Leverstock Green
You will get a clear quote before work begins. It’s based on:
- Which sealant suits the joint
- How much there is to do
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- The type of property
- If someone has resealed it before
- The rough size of the job
- Where the job is, and your postcode
We quote each job on its own, so start by telling us what you need. Just ring 0345 464 0079 or drop us an email with the details and send photos if you have them.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Window mastic in Leverstock Green: local notes
Hemel Hempstead, which Leverstock Green is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. That mastic ages as well, and sills and frame heads are where leaks start. Historic houses like Batchwood Hall (about 3.5 miles east) are a reminder that the area around Leverstock Green has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
In the older streets around Church of Holy Trinity, the joint between an old wall and a newer frame is normally the first place rain gets in. Schools such as Leverstock Green Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Apsley station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Surface by surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
Composite doors
A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
What happens on the day
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. In a smaller place like Leverstock Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Clear items away from the joints we are working on
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive

Leave it or put it right?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In a smaller place like Leverstock Green, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Leverstock Green: your questions answered
Should the sealant in an older Leverstock Green home be renewed?
Often, yes: cracked, shrunken or mouldy sealant has done its job. New sealant won’t stick to old, so the old bead has to come out completely first.
Is Leverstock Green within the area you cover?
Yes. Leverstock Green is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Can you match the sealant to my frames?
Yes. We can use white, brown, anthracite grey, black or clear.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you work for landlords and businesses?
Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Keeping the joints in good condition
So the new joints stay in good condition:
- Clear any debris from frame drain holes
- Keep timber frames painted
- Use gentle cleaners on frames and sealant
- Do not paint over the silicone
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
