Lavendon Window Mastic
Window mastic across Lavendon and nearby, with old sealant always removed completely and a one-year guarantee.
- Damp patches on the reveal after heavy rain
- Hard, cracked sealant around windows
- Cracked sealant at the sill ends
About our window mastic in Lavendon
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you are dealing with cold air getting in at the frame edge and damp patches on the reveal after heavy rain, we can help, on composite doors, uPVC windows and aluminium frames alike.
Outdoor sealant needs dry, clean surfaces, so work on frames around Lavendon is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Quotes for window mastic in Lavendon
For a quick quote, just ask. What matters most is:
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Lavendon homes and the weather
Historic houses like Turvey Abbey (about 2 miles east) are a reminder that the area around Lavendon has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near Church of St Michael, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Lavendon School, the mastic around its windows and doors needs looking after like any other building’s.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Leave it or put it right?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Older cottages and farmhouses around Lavendon can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email and we will talk you through it.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep solvents and bleach off the sealant
- Keep jet washers away from the mastic
- Look round the frames every year or so
- Keep drainage slots and sill grooves clear
Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Different surfaces, different methods
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.
What sealant work can’t fix
It helps to know what we cannot do:
- Condensation trapped between the panes
- A sash or casement that won’t close properly
- A door that needs adjusting, rehanging or new seals
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

The process
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Lavendon needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us if parking is tricky

Advice
Lavendon questions
Will you come out to Lavendon?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Is window mastic in Lavendon guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
How long does it take to reseal the windows on a house?
A handful of frames is a short visit. You will get a timescale with the quote.
