Bathroom resealing in MK46: how it works
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, baths and wet rooms, and common reasons people get in touch are water escaping at the shower enclosure and water getting behind the kitchen upstand.
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What you’ll pay
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Around Olney
Locally, jobs take us to homes and businesses close to Two Brewers Public House, Church of Saints Peter and Paul and Olney Middle School, among other places. Other landmarks nearby include Lavendon (2.2 miles north-east).
Where we work in MK46
In MK46, bathroom resealing takes in flats, houses, rentals and businesses, in Olney, Lavendon and Emberton and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in MK46.
Olney: Homes close to Church of Saints Peter and Paul include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Olney Middle School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Give the silicone its full cure time
- Keep scourers and sharp tools away from the bead
- Keep the fan on for a while after bathing
- Don’t leave water standing on kitchen joints
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- Whether there’s mould to deal with
- The old material and how stubborn it is
- How much there is to do
- Which sealant suits the joint
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or send us an email.
Your questions about bathroom resealing in MK46
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do you work in MK46?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes MK46.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
