Landlord and commercial work in Olney

Signs you need commercial sealant in Olney

Commercial bathrooms get far more use than domestic ones, and they’re cleaned with strong products every day. That is why sealant fails sooner.

Any of these means the joints need attention:

  • Tired sealant ahead of a health and safety audit
  • Water marks on ceilings under bathrooms
  • Too many rooms to reseal without closing the building
  • Split sealant where wet room floors meet walls

For buildings such as Church of Saints Peter and Paul, its kitchen and washroom sealant needs looking after like anywhere else.

Our hiring checklist

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours per area, with larger sites planned over several visits, depending on the size of the job. A visit to Olney is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start with a site walk to agree the rooms and the timing.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

When something else is needed

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Assessing what fire stopping a building needs
  • A broken extractor fan behind the mould problem
  • Water coming from plumbing rather than sealant

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

  • Welfare facilities
  • Student & care accommodation

Olney questions

Is commercial sealant in Olney guaranteed?

All our work, in Olney and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Olney?

Yes, Olney is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Can you start early or work out of hours?

It can be arranged. The hours are agreed before work starts.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

How soon can a room be used after resealing?

Most areas can be used after around 24 hours. We give a cure time for each area.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Note the date each area was done
  • Give housekeeping the cure time for every room
  • Ask cleaners to go gently on the silicone
  • Check the joints during routine room inspections

We give a cure time for every area we finish, normally around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, and only replacement fixes it.
