How we handle remedial sealant in Lavendon

A joint that keeps letting you down needs more than another bead. Send pictures when you phone 0345 464 0079 or drop us an email. Typical jobs include caulk or the wrong sealant used in a wet area and sealant that came away because the surface wasn’t prepared, across failed movement joints, shrunken worktop sealant and botched or over-sealed joints.

Homes around Lavendon are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Our work is backed for twelve months, in Lavendon and everywhere else we cover.

Why act early in Lavendon

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. Older cottages and farmhouses around Lavendon can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Why book with us

  • A sealant colour to suit the surroundings
  • Homes, businesses and hotels
  • Any old sealant cut out fully, not covered over
  • Quality sealants from Arbo and Everbuild

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What affects the cost of remedial sealant

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Access and height
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied for a typical job. Somewhere like Lavendon needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

  • Mention any tricky access
  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • A tray or worktop that needs refixing first
  • A tray or bath that is cracked
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

What we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

Common problems we fix in Lavendon

One of the commonest remedial jobs is sealant on top of sealant. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

Keep an eye out for these signs:

  • Caulk or the wrong sealant used in a wet area
  • Sealant that came away because the surface wasn’t prepared
  • A shower that leaks however often it’s resealed
  • Worktop sealant that has shrunk and split

If you look after a building such as Lavendon School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • Whether the sealant suits the joint
  • How the colour is chosen
  • Whether all the old sealant comes out first
  • When the joint can take water or movement
