Window mastic in Kingswood

Window mastic for homes and businesses in Kingswood

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. Common call-outs are for gaps left after new windows were fitted and cracked internal joints between frame and plaster, on composite doors, patio & French doors and aluminium frames.

Outdoor sealant needs dry, clean surfaces, so work on frames around Kingswood is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

What the job involves on each surface

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Wash the frames with mild soapy water
  • Do not aim a pressure washer at the joints
  • Repaint timber before it’s bare
  • Keep paint off silicone joints

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Window mastic in Kingswood: local notes

Historic houses like Waddesdon Manor (about 3 miles south-east) are a reminder that the area around Kingswood has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as Grendon Underwood Combined School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What we are called out for in Kingswood

Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Signs it’s time to call us include:

  • Draughts coming in around windows and doors
  • Gaps where the sill meets the wall
  • A bead that does not match the frame
  • Damp patches on the reveal after heavy rain

Waddesdon Manor, about 3 miles south-east, is one of the historic houses in the wider area around Kingswood.

Choosing a sealant specialist

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A failed sealed unit that has misted up
  • A frame that has rotted at the joint
  • Damp problems in the wall away from the window

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Kingswood questions

Is Kingswood within the area you cover?

Yes. Kingswood is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is window mastic in Kingswood guaranteed?

All our work, in Kingswood and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.

Will resealing my frames help with draughts?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a few frames, or a day or more for a whole house. Somewhere like Kingswood needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
