FAQs for Kent Street

Is Kent Street within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with window mastic in Kent Street?

All our work, in Kent Street and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

How many windows can you do in a day?

A few frames take a few hours, while a whole house takes longer. You’ll get a timescale with the quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

How long should I leave it?

It depends on the product and the temperature. Before we leave, we will tell you the cure time.

About our window mastic in Kent Street

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for draughts coming in around windows and doors and draughty joints inside around the window, across timber windows & doors, patio & French doors and window sills.

Outdoor sealant needs dry, clean surfaces, so work on frames around Kent Street is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

How to look after the new joints

So the new joints stay in good condition:

  • Paint up to the joint, not over it
  • Clean frames with a soft cloth and soapy water
  • Walk round the house once a year and look at the joints
  • Avoid harsh chemicals near the mastic

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Around Kent Street, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Kent Street homes and the weather

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

How it works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Somewhere as small as Kent Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed

Advice

What affects the quote in Kent Street

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The product the joint needs
  • Any working-time requirements on site
  • The size of the job
  • Any mould that needs treating

What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • The rough size of the job

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

Work for landlords, hotels and businesses

For anyone letting property in or around Kent Street, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

When to call us in Kent Street

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. That is what backing rod is for.

These are the problems we’re asked about most:

  • Mastic that is falling out in pieces
  • Gaps left after new windows were fitted
  • Whistling draughts around closed windows
  • A bead that does not match the frame

In and around Kent Street, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

  • What happens if the job turns out different
  • What the cure time is
  • Whether you can choose the colour
