When something else is needed

Sealant is not the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that will not close properly
  • Soft or decayed wood in the frame

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Patio & French doors
  • Timber windows & doors
  • Window sills
  • Composite doors
  • Aluminium frames
  • uPVC windows

Landlord and commercial work in Kempshott

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in Kempshott and across Hampshire. We can quote a run of properties together.

Surface by surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.

FAQs for Kempshott

Do you cover smaller places like Kempshott?

Yes. Kempshott is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Basingstoke station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can resealing stop a draught around my window?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or send us an email.

Is the new sealant paintable?

Not usually, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Do you seal inside as well as outside?

Yes. Inside, the joint between frame and plaster is sealed neatly.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you.

The process

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a few frames, or a day or more for a whole house. In a smaller place like Kempshott, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

Kempshott homes and the weather

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as The Vyne (about 4.9 miles north-east) nearby, there’s older building stock in the area around Kempshott as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Letting a property close to Basingstoke station? Then renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Saint Mark's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Kempshott Junior School, its window and door frames need their mastic kept sound, just like a home’s.

Kempshott is about 2 miles south-west of Basingstoke, in Hampshire. What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. Around Kempshott, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email.

Why Kempshott clients choose us

  • Full insurance on every job
  • Anti-fungal silicone where joints get wet
  • Old sealant always removed completely

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • Access and height
  • How much there is to do
  • Any working-time requirements on site
  • The product the joint needs

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The type of property
  • Whether it has been sealed before
