Window mastic in Jamestown

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on patio & French doors, window sills and timber windows & doors, and the jobs we see most are a bead that doesn’t match the frame and rushed sealant from a window installation.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Common questions in Jamestown

I let a flat near North Queensferry station. Can you help?

Yes. We work for landlords and letting agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will you come out to Jamestown?

Yes. Jamestown is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work on first-floor windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Is the new sealant paintable?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before any work starts.

Window mastic in Jamestown: local notes

Jamestown is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Pittencrieff House (about 4.6 miles north-west) are a reminder that the area around Jamestown has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near North Queensferry station, renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Inverkeithing High School, larger buildings have plenty of frames, and the mastic around each one ages.

When to call us in Jamestown

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant cannot stretch, it splits.

Most people get in touch after spotting something like this:

  • Hard, cracked sealant around windows
  • White mastic on grey or black frames
  • Mastic that is falling out in pieces
  • Cold air getting in at the frame edge

In the older streets around Episcopal Church of St Peter, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Our hiring checklist

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Landlord and commercial work in Jamestown

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How the job changes by surface

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

Patio & French doors

Water at the foot of a door frame is not always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Wash the frames with mild soapy water
  • Avoid harsh chemicals near the mastic
  • Avoid blasting the frames with a pressure washer
  • Keep timber frames painted

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Condensation trapped between the panes
  • Penetrating damp from a failed cavity tray or render
  • A frame that has rotted at the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes most of a day for a typical house, less for a few frames, including the tidy-up. Around Jamestown, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Mention any tricky access
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
