How we handle window mastic in Hoyle

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. We are often asked to deal with draughts coming in around windows and doors and old mastic that has gone black or come away, across window sills, uPVC windows and composite doors.

Around Hoyle, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

How we quote for window mastic

The price is agreed before any work begins. It takes into account:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Any mould that needs treating

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Landlord and commercial work in Hoyle

We also work for property managers and facilities teams. Several sites can go on one quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Hoyle homes and the weather

With historic houses such as Cowdray House (about 2.2 miles north-west) nearby, there’s older building stock in the area around Hoyle as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Midhurst Rother College? Then the mastic around its windows and doors needs looking after like any other building’s. Homes close to The Parish Church of St James include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Your questions about window mastic in Hoyle

Will you come out to Hoyle?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is window mastic in Hoyle guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can you do upstairs windows?

Yes, where it’s safe. For high or awkward windows, we will tell you what access is needed.

When is the sealant fully cured?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

What does window mastic cost?

Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or drop us an email and tell us what needs doing and where.

Can resealing stop a draught around my window?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

How the visit works

At the end, we look at the finished work together. The work normally takes a few hours for a handful of frames, longer for a whole house, depending on the amount of work. Somewhere as small as Hoyle, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we’re working on

Honest limits

We won’t take on work that won’t last, so these are the limits:

  • Faulty window hardware
  • A door that needs adjusting, rehanging or new seals
  • Penetrating damp from a failed cavity tray or render

If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.

Surfaces we seal

  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Composite doors

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Different surfaces, different methods

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Why deal with it now?

Resealing frames is a short job: it takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. In a small place like Hoyle, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
