Great Canfield Window Mastic
Our applicators work in Great Canfield on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Whistling draughts around closed windows
- A bead that doesn’t match the frame
- Cracked or shrunken mastic around the frame
Window mastic in Great Canfield
Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have hard, cracked sealant around windows and white mastic on grey or black frames, we can put it right, whatever the surface.
Around Great Canfield, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.
Whatever the size of the job, you get the same 12-month guarantee in Great Canfield and across Essex.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes most of a day for a typical house, less for a few frames. Somewhere like Great Canfield needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before

Common questions in Great Canfield
I let a flat near Stansted Airport station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.
Can you do window mastic in Great Canfield?
Yes. Our work covers London and the South East, and Great Canfield is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
How long will my window job take?
The work takes a few hours for a handful of frames, longer for a whole house. Access and the amount of old mastic make the biggest difference.
Great Canfield homes and the weather
With historic houses such as Barrington Hall (about 2.9 miles west) nearby, there’s older building stock in the area around Great Canfield as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Stansted Airport station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

When to call us in Great Canfield
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant cannot stretch, it splits.
Look out for any of the following:
- Sealant in the wrong colour for the frame
- Untidy mastic left by window fitters
- Cracked internal joints between frame and plaster
- Cold air getting in at the frame edge
In the older streets around Parish Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
Before you book anyone
- Are they insured?
- Who turns up on the day
- What preparation is included
- How the colour is chosen
How we quote for window mastic
The price is agreed before any work begins. It’s based on:
- The old material and how stubborn it is
- The size of the job
- Access and height
- Any working-time requirements on site
What you pay reflects the work, not guesswork. That is why we ask a few questions first.
What we need to know
Photos by email are helpful but not essential. Please mention:
- The rough size of the job
- Whether it’s a home or a business
- A few pictures by email, if you can
- Any previous sealing or DIY work
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
When it is not the sealant
To be straight with you, some problems need a different trade:
- Broken hinges, locks or handles
- Condensation trapped between the panes
- Soft or decayed wood in the frame
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.
What we seal
- Aluminium frames
- Patio & French doors
- Timber windows & doors
- uPVC windows
- Composite doors
- Window sills
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Do not use solvent cleaners on the joint
- Keep timber frames painted
- Wash the frames with mild soapy water
- Paint up to the joint, not over it
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
How the job changes by surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
