Do you need window mastic in Freeland?

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

Most people get in touch when they notice one of these:

  • Sealant in the wrong colour for the frame
  • Leaking joints at the ends of sills
  • Mastic that has split away from the wall
  • Cracked internal joints between frame and plaster

For site and facilities teams at buildings such as Freeland Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Choosing a sealant specialist

Window mastic in Freeland, done properly

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on composite doors, aluminium frames and timber windows & doors, and the jobs we see most are cold air getting in at the frame edge and cracked or shrunken mastic around the frame.

Mastic can only go onto a dry, clean joint, so window work in Freeland is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

All our work is covered by a one-year guarantee, wherever you are in Oxfordshire.

Questions from Freeland

Do you cover Freeland for window mastic?

Yes. Our work covers London and the South East, and Freeland is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

Will you come out to Freeland?

Yes, Freeland is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

How long before the joint can be used?

Cure times vary by product. We tell you how long to leave it before we go.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

Can I paint over the new sealant?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

What we can’t put right

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Damp problems in the wall away from the window
  • Draughts through the window seals rather than the frame
  • Rotten timber, which needs a joiner first

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Surfaces we seal

  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • Window sills

Surface by surface

Composite doors

A composite door generally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

What window mastic looks like in Freeland

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Blenheim Palace (about 2.6 miles north-east) nearby, there’s older building stock in the area around Freeland as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

In the older streets around Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Combe station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Where a wall is exposed, as many are in small places like Freeland, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we do, step by step

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a few frames, or a day or more for a whole house. In a small place like Freeland, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How we quote for window mastic

You’ll get a clear quote before work begins. It takes into account:

  • Working hours on commercial sites
  • Whether the work is at height
  • Whether there’s mould to deal with
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What we need to know

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • Roughly how big the job is
  • Whether it’s a home or a business
  • Photos by email, if that is easy

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Repaint timber before it’s bare
  • Avoid blasting the frames with a pressure washer
  • Look round the frames every year or so
  • Air rooms to keep condensation down around windows

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.
