Window mastic for Fleeden homes and businesses

When to call us in Fleeden

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid cannot flex. Backing rod sets the right depth.

People normally contact us after spotting something like this:

  • Black, perished sealant on frames
  • Damp patches on the reveal after heavy rain
  • Cracked or shrunken mastic around the frame
  • Untidy mastic left by window fitters

Godinton House, about 2.2 miles north-east, is one of the historic houses in the wider area around Fleeden.

About our window mastic in Fleeden

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on timber windows & doors, aluminium frames and patio & French doors, and the jobs we see most are leaking joints at the ends of sills and mastic that’s falling out in pieces.

Somewhere as small as Fleeden, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

We stand behind the work with a 12-month guarantee.

Generally, yes. Tell us the frame colour when you get in touch and we’ll use the nearest match.

What window mastic looks like in Fleeden

With historic houses such as Godinton House (about 2.2 miles north-east) nearby, there’s older building stock in the area around Fleeden as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as John Wallis Academy, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Pluckley station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How we quote for window mastic

We quote each job individually. These are the things that affect it:

  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • The number of rooms or windows

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Asking for a quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Aftercare tips

After the cure time, these simple habits help:

  • Check the mastic once a year
  • Clean frames with a soft cloth and soapy water
  • Wipe condensation off the frames
  • Keep paint off silicone joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

How the visit works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. In a small place like Fleeden, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Surface by surface

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.
