Window Mastic in Eastry
Window and door frames in Eastry need attention? We cut out the old, prepare the joints and apply the right sealant.
- Whistling draughts around closed windows
- Mastic that has split away from the wall
- Draughty joints inside around the window
How it works
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take most of a day for a typical house, less for a few frames. In a smaller place like Eastry, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Tell us about any water getting in
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before

How we handle window mastic in Eastry
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on patio & French doors, composite doors and uPVC windows, and the jobs we see most are sealant in the wrong colour for the frame and damp patches on the reveal after heavy rain.
Many houses in smaller places like Eastry have conservatories, garden rooms or patio doors. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.
Your job is guaranteed for a year, as with all our work.

When it is not the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Damp coming through the wall itself rather than the frame joint
- Worn gaskets, brush seals or a door that has dropped
- A sash or casement that won’t close properly
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.
What we seal
- Composite doors
- Patio & French doors
- uPVC windows
- Timber windows & doors
- Aluminium frames
- Window sills
What the job involves on each surface
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.
Do you need window mastic in Eastry?
Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
These are the problems we’re asked about most:
- Sealant in the wrong colour for the frame
- Gaps left after new windows were fitted
- Draughty joints inside around the window
- Damp patches on the reveal after heavy rain
In the older streets around Church of St Mary the Virgin, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What window mastic looks like in Eastry
Historic houses like Goodnestone Park (about 3.4 miles west) are a reminder that the area around Eastry has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Sandwich station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Eastry Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Why it’s worth doing now in Eastry
Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. In an older home around Eastry, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How to look after the new joints
Looking after new joints is easy:
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
- Look round the frames every year or so
- Air rooms to keep condensation down around windows
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just ring 0345 464 0079 or drop us an email.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
