Window mastic near Dunvegan

How we handle window mastic in Dunvegan

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We work on aluminium frames, timber windows & doors and uPVC windows, and common reasons people get in touch are mastic that’s falling out in pieces and water coming in at the bottom corners of a door.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Dunvegan: your questions answered

Is Dunvegan within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do window mastic in Dunvegan?

Yes, Dunvegan is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

How many windows can you do in a day?

That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

What happens if it’s left?

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. Around Dunvegan, water from a failed joint in an older stone home can soak into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Why us?

  • Homes, businesses and hotels
  • ARBOMaster approved applicator
  • We agree the colour with you first
  • Quality sealants from Arbo and Everbuild

The process

At the end, we look at the finished work together. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. Somewhere like Dunvegan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Related advice

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Damp coming through the wall itself rather than the frame joint
  • A sash or casement that won’t close properly
  • Rotten timber, which needs a joiner first

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Timber windows & doors
  • uPVC windows
  • Aluminium frames
  • Composite doors
  • Window sills
  • Patio & French doors

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep solvents and bleach off the sealant
  • Clean frames with a soft cloth and soapy water
  • Ventilate rooms so frames do not stay wet inside
  • Look round the frames every year or so

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

How the job changes by surface

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

What affects the cost of window mastic

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • How many areas need sealing
  • Whether the work is at height

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Helping us quote

When you contact us, these details help:

  • The type of property
  • Any previous sealing or DIY work
  • Photos by email, if that is easy
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

Frames and glazing around Dunvegan

Dunvegan is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For jobs in and around Dunvegan, choosing the right material for each joint is as important as a tidy finish. Around Dunvegan, as everywhere, window mastic is only as good as the preparation behind it.
