An t-Aodann Ban: your questions answered

Is window mastic in a coastal place like An t-Aodann Ban any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover smaller places like An t-Aodann Ban?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Can resealing stop a draught around my window?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we will tell you.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

About our window mastic in An t-Aodann Ban

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on timber windows & doors, window sills and patio & French doors, and common reasons people get in touch are a bead that doesn’t match the frame and damp patches on the reveal after heavy rain.

Outdoor sealant needs a dry surface, so window work around An t-Aodann Ban is planned around the weather. Let us know about access to every frame, including any upstairs.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How we quote for window mastic

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • How many areas need sealing
  • Working hours on commercial sites

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • The rough size of the job

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. For a place like An t-Aodann Ban, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Windows and doors in An t-Aodann Ban

An t-Aodann Ban is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

For jobs in and around An t-Aodann Ban, choosing the right material for each joint is as important as a tidy finish. In and around An t-Aodann Ban, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What the job involves on each surface

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. We will point out any rot we find, as that’s a job for a joiner.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so we pay close attention there.

What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Patio & French doors
  • Composite doors
  • Window sills
  • Aluminium frames
  • uPVC windows
  • Timber windows & doors

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Don’t use solvent cleaners on the joint
  • Clear any debris from frame drain holes
  • Keep paint and stain on wooden frames in good order
  • Avoid blasting the frames with a pressure washer

Check the drainage slots in the frames aren’t blocked, so water can run away instead of sitting against the joint.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Why act early in An t-Aodann Ban

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Around An t-Aodann Ban, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
