Common problems we fix in Downton

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Common reasons people contact us include:

  • White mastic on grey or black frames
  • Hard, cracked sealant around windows
  • Mastic that’s falling out in pieces
  • Draughty joints inside around the window

Homes close to Church of All Saints include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

10 questions to ask before booking

What window mastic looks like in Downton

Downton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Hordle CofE (VA) Primary School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near New Milton station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes most of a day for a typical house, less for a few frames. In a small place like Downton, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can

Advice

Downton: your questions answered

Do you cover smaller places like Downton?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Does living near the coast affect window mastic in Downton?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

How long does it take to reseal the windows on a house?

That depends on the number of frames, how they’re reached and the state of the old mastic. You’ll know the timing when we quote.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the job changes by surface

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • A failed sealed unit that has misted up
  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Patio & French doors
  • Timber windows & doors
  • Window sills
  • Composite doors
  • Aluminium frames
  • uPVC windows

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep paint off silicone joints
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant
  • Avoid harsh chemicals near the mastic

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

Leave it or put it right?

Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Around Downton, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
