Sand mastic for sash & case windows in Downton, Hampshire
Sand mastic across Downton and nearby, with old sealant always removed completely and a 12-month guarantee.
- Failed mastic on an exposed elevation
- A silicone bead on a sash window that spoils the look
- Crumbling sand mastic round a window
Sand mastic for homes and businesses in Downton
Traditional burnt sand mastic that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. Common call-outs are for mastic dropping out of the joint and gaps round a timber door in stone or brick, on sash and case windows, tenement windows and stone surrounds.
Somewhere as small as Downton, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

How it works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours per window, depending on the condition of the joints. In a small place like Downton, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.

Your questions about sand mastic in Downton
Does living near the coast affect sand mastic in Downton?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Will you come out to Downton?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
How long will you be here?
Most jobs take anything from a few hours to a full day, depending on how many windows, including the preparation. We’ll confirm how long when we quote.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
What’s sand mastic made of?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is it possible to take out silicone and use sand mastic instead?
Yes. We remove the silicone and clean the joint before the sand mastic goes in.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
How we quote for sand mastic
We do not publish a price list, because jobs vary so much. The quote depends on:
- Any working-time requirements on site
- The number and length of the joints
- How many rooms, windows or areas are involved
- Whether the work is at height
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
What we need to know
Photos help, but a description is a good start. Please mention:
- Photos by email, if that’s easy
- Any access issues, like height or stairs
- Roughly how big the job is
- Whether it has been sealed before
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
What we cannot put right
To be straight with you, some problems need a different trade:
- Crumbling stone or brickwork round the window
- Timber that has rotted
- Putty and glazing repairs
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.
What we seal
- Period & listed homes
- Brick reveals
- Timber door frames
- Sash and case windows
- Tenement windows
- Stone surrounds
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Work for landlords, hotels and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.
If you manage several properties in or around Downton, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
Leave it or put it right?
Filling over old, loose mastic does not last. We remove the loose material first so the new mastic stays put. Around Downton, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Downton homes and the weather
Downton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Historic houses like Highcliffe Castle (about 4.2 miles west) are a reminder that the area around Downton has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you look after a building such as Hordle CofE (VA) Primary School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to New Milton station? Then any sash windows need sound mastic to keep draughts and rain out. Homes close to Church of All Saints include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.
