Window mastic near Culross

Window mastic in Culross, done properly

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. If you have rushed sealant from a window installation and hard, cracked sealant around windows, we can help, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, it’s backed by our one-year guarantee in Culross and across Fife.

Culross homes and the weather

Culross is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Culross, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Culross is about 3 miles north of Bo'ness, in Fife. The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in
  • Clear items away from the joints we are working on

Surface by surface

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

When to call us in Culross

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.

These are the problems we are asked about most:

  • Sealant in the wrong colour for the frame
  • Mastic that has split away from the wall
  • Leaking joints at the ends of sills
  • Gaps left after new windows were fitted

Culross Palace, about 0.2 miles west, is one of the historic houses in the wider area around Culross.

What to look for in a quote

  • The length of the guarantee
  • How the joint is cleaned and prepared
  • When the joint can take water or movement
  • Whether VAT is included

What affects the cost of window mastic

We do not publish a price list, because no two jobs are the same. What we look at:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • How many areas need sealing
  • The amount of work

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Photos by email, if that is easy
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Air rooms to keep condensation down around windows
  • Clear any debris from frame drain holes
  • Paint up to the joint, not over it
  • Clean frames with a soft cloth and soapy water

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • A sash or casement that will not close properly
  • Condensation trapped between the panes
  • Penetrating damp from a failed cavity tray or render

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
