About our window mastic in Blairhall
From a single sill to a whole house of windows, you’ll get a clear quote before we start. To get one, email us at info@mrmastic.co.uk with the number of frames and any access details for window mastic in Blairhall. We work on window sills, composite doors and patio & French doors, and people most often call us about sealant in the wrong colour for the frame and rain getting in at the frame or under the sill.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, you get the same one-year guarantee.

Why act early in Blairhall
Resealing frames is a short job: it takes most of a day for a typical house, less for a few frames. Wait for damp to appear and there may be plaster and decorating to sort out too. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

How to look after the new joints
So the new joints stay in good condition:
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
- Keep solvents and bleach off the sealant
- Ventilate rooms so frames do not stay wet inside
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a morning for a couple of windows and a door, including the tidy-up. Around Blairhall, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Tell us about any water getting in
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints

Frames and glazing around Blairhall
Blairhall is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Culross Palace (about 2.6 miles south-west) are a reminder that the area around Blairhall has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Common problems we fix in Blairhall
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
Signs it’s time to call us include:
- Cold air getting in at the frame edge
- Old mastic that has gone black or come away
- Gaps between the frame and the inside reveal
- Rushed sealant from a window installation
Culross Palace, about 2.6 miles south-west, is one of the historic houses in the wider area around Blairhall.

Common questions in Blairhall
Is Blairhall in your area for window mastic?
Yes, Blairhall is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Is Blairhall within the area you cover?
Yes. Blairhall is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Can I paint over the new sealant?
Most silicone cannot be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Will resealing my frames help with draughts?
It will if the frame joint is the problem. We check where the draught is before work begins.
When it is not the sealant
A few problems are outside what sealant work can do:
- Damp problems in the wall away from the window
- Soft or decayed wood in the frame
- Condensation trapped between the panes
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some jobs are bigger than they look, and some smaller. The main factors:
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- Whether the work is at height
- Mould in or behind the old joints
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
