Window mastic in Cranbourne
Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on aluminium frames, timber windows & doors and window sills, and people most often call us about mastic that has split away from the wall and sealant in the wrong colour for the frame.
In a village or hamlet like Cranbourne, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
Our work is backed for twelve months, in Cranbourne and everywhere else we cover.

What affects the quote in Cranbourne
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- How much there is to do
- Which sealant suits the joint
- Whether the work is at height
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- The rough size of the job
- What’s wrong with the joints now
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work and give you a clear price.
What happens if it’s left?
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Around Cranbourne, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
What you get with us
- Tidy, careful work
- Colour picked to suit the job
- Fully insured
- 12-month guarantee on every job

Cranbourne: your questions answered
Will you come out to Cranbourne?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Ascot station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Will resealing my frames help with draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Can you seal the gap between the frame and the plaster indoors?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
What we do, step by step
Before we leave, we go over the finished joints with you. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on how much there is to do. Somewhere as small as Cranbourne, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed

Landlords, agents and businesses in Cranbourne
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Cranbourne homes and the weather
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like St Leonard's Hill (about 1.5 miles north-east) are a reminder that the area around Cranbourne has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as Church of St Peter, the joint between an old wall and a newer frame is normally the first place rain gets in. Schools such as Cranbourne Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Ascot station, renewing tired window mastic between tenants heads off draught and damp complaints.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Honest limits
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Draughts through the window seals rather than the frame
- Rotten timber, which needs a joiner first
If in doubt, phone 0345 464 0079 or email us and we will say what we think.
What we seal
- uPVC windows
- Timber windows & doors
- Composite doors
- Patio & French doors
- Aluminium frames
- Window sills
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep paint and stain on wooden frames in good order
- Wash the frames with mild soapy water
- Keep jet washers away from the mastic
- Do not paint over the silicone
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
