How the job changes by surface

Composite doors

A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Window mastic for homes and businesses in Chapelton

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Typical jobs include cracked internal joints between frame and plaster and gaps left after new windows were fitted, across timber windows & doors, uPVC windows and aluminium frames.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All of our work is guaranteed for twelve months.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. Around Chapelton, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep solvents and bleach off the sealant
  • Look round the frames every year or so
  • Make sure the drainage slots are not blocked
  • Do not paint over the silicone

Silicone cannot generally be painted, so mention any painting plans before work begins. We can use a paintable sealant where that matters.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

How we quote for window mastic

You’ll get a clear quote before any work starts. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • The number of rooms or windows
  • How easy the joints are to reach

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What we need to know

To make quoting easier, please include:

  • The rough size of the job
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Any access issues, like height or stairs

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

What we are called out for in Chapelton

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

It’s worth asking for a quote if you see:

  • Water coming in at the bottom corners of a door
  • Old mastic that has gone black or come away
  • A bead that does not match the frame
  • Gaps left after new windows were fitted

In the older streets around Chapelton, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • What preparation is included
  • When the joint can take water or movement
  • How much experience the applicator has
  • What guarantee comes with the work

Common questions in Chapelton

Will you come out to Chapelton?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Hamilton Central station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can you do the inside joint as well?

Yes. Indoors, we seal between the frame and the plaster or reveal.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

What window mastic looks like in Chapelton

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Chapelton is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Rented homes near Hamilton Central station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Leave it or put it right?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In an older home around Chapelton, damp from a failed joint can get into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
