- Whistling draughts around closed windows
- Gaps between the frame and the inside reveal
About our window mastic in Cannich
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. We work on uPVC windows, timber windows & doors and patio & French doors, and the jobs we see most are black, perished sealant on frames and gaps between the frame and the inside reveal.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Our work is backed for twelve months.

Why deal with it now?
Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

How we quote for window mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The size of the job
- Whether there’s mould to deal with
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Asking for a quote
What to tell us when you ask for a quote:
- Where the job is, and your postcode
- What’s wrong with the joints now
- If someone has resealed it before
- The rough size of the job
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
The process
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes a morning for a couple of windows and a door. Outdoor work around Cannich depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- A sash or casement that won’t close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Your questions about window mastic in Cannich
Will you come out to Cannich?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is window mastic in Cannich guaranteed?
All our work, in Cannich and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Do you have sealant for grey or black windows?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Can resealing stop a draught around my window?
In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
Windows and doors in Cannich
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Homes close to Our Lady and St Bean's Rc Chapel include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Around Cannich, as everywhere, window mastic is only as good as the preparation behind it.

What the job involves on each surface
Patio & French doors
Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.
uPVC windows
The frame is cleaned with a product that will not harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Wash the frames with mild soapy water
- Clear any debris from frame drain holes
- Check the mastic once a year
- Don’t paint over the silicone
Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
