Window mastic near Camelon

How we handle window mastic in Camelon

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. If you have cold air getting in at the frame edge and white mastic on grey or black frames, we can put it right, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

How the visit works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes anything from an hour or two to a full day, depending on how many frames there are. Around Camelon, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints

Your questions about window mastic in Camelon

Can you help a landlord with a rental near Camelon station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Camelon?

Yes, Camelon is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Different surfaces, different methods

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Composite doors

Front doors take the weather head on. Those corners get the most care.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Ventilate rooms so frames don’t stay wet inside
  • Keep jet washers away from the mastic
  • Look round the frames every year or so
  • Keep drainage slots and sill grooves clear

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Why deal with it now?

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Around Camelon, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Frames and glazing around Camelon

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Camelon station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to St John's Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What we are called out for in Camelon

Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.

Most people get in touch after spotting one of these:

  • Cracked sealant at the sill ends
  • Hard, cracked sealant around windows
  • Cold air getting in at the frame edge
  • White mastic on grey or black frames

Schools such as Falkirk High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What affects the cost of window mastic

We quote each job individually. These are the things that affect it:

  • The product the joint needs
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Pictures of the joints, sent by email
  • Whether it has been sealed before
