What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • Damp coming through the wall itself rather than the frame joint

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before you book.

How we handle window mastic in Aston

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for draughts coming in around windows and doors and draughty joints inside around the window, on aluminium frames, uPVC windows and timber windows & doors.

Mastic can only go onto a dry, clean joint, so window work in Aston is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

Each job carries a 12-month guarantee.

Aston: your questions answered

Is Aston within the area you cover?

Yes. Aston is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is window mastic in Aston guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you seal inside as well as outside?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Are you insured?

Yes. Full insurance covers our work.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

How the job changes by surface

Composite doors

Front doors take the weather head on. Those corners get the most care.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. We will point out any rot we find, as that’s a job for a joiner.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a morning for a couple of windows and a door. Somewhere as small as Aston, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Move anything stored near the joints

Why it’s worth doing now in Aston

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we’ll tell you. Around Aston, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Why book with us

  • An ARBOMaster approved applicator
  • Sanitary silicone with an anti-fungal additive in wet areas
  • 12-month guarantee on every job
  • More than 20 years in sealant work

What affects the cost of window mastic

You will get a clear quote before any work starts. It’s based on:

  • Mould in or behind the old joints
  • How much there is to do
  • The type of sealant required
  • How many rooms, windows or areas are involved

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What to tell us for a quote

To help us quote quickly, let us know:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Whether it’s a home or a business
  • How we’d reach the joints

Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Frames and glazing around Aston

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Longworth House (about 3.4 miles south-east) are a reminder that the area around Aston has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

For an older house near a landmark such as Church of St James, the joint between an old wall and a newer frame is generally the first place rain gets in.

Do you need window mastic in Aston?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

These are the problems we are asked about most:

  • Draughts coming in around windows and doors
  • Mastic that has split away from the wall
  • Black, perished sealant on frames
  • Cracked internal joints between frame and plaster

For site and facilities teams at buildings such as Aston and Cote Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
