Window mastic near Arlington

What affects the quote in Arlington

Your quote is based on your job. We take into account:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • The size of the job

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

When you call or email, these details help:

  • Any previous sealing or DIY work
  • The address or postcode of the job
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Window mastic in Arlington

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before work begins. Just phone 0345 464 0079 or drop us an email and tell us how many frames there are and how they’re reached. If you are dealing with cold air getting in at the frame edge and damp patches on the reveal after heavy rain, we can help, on aluminium frames, window sills and composite doors alike.

Homes in small places like Arlington often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Your job is guaranteed for a year, as with all our work.

Honest limits

In fairness, there are a few things sealant will not fix:

  • A sash or casement that won’t close properly
  • Damp problems in the wall away from the window
  • A failed sealed unit that has misted up

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors
  • Composite doors
  • Window sills
  • uPVC windows

How to look after the new joints

So the new joints stay in good condition:

  • Do not aim a pressure washer at the joints
  • Air rooms to keep condensation down around windows
  • Do not use solvent cleaners on the joint
  • Keep timber frames painted

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

How the job changes by surface

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens on the day

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Arlington needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

Arlington homes and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Michelham Priory (about 1.5 miles north-east) are a reminder that the area around Arlington has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For an older house near a landmark such as The Parish Church of St Pancras, the joint between an old wall and a newer frame is generally the first place rain gets in. Rented homes near Berwick (Sussex) station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
