Sand Mastic in West Mersea
Our applicators work in West Mersea on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly.
- Wind and rain getting in round a sash window
- Failed mastic on an exposed elevation
- Old sand mastic that has cracked, crumbled or fallen out
Sand mastic in West Mersea, done properly
Silicone on a period window often looks wrong and isn’t always the right material. Sand mastic is the traditional choice and we can swap the silicone for it. Common call-outs are for crumbling sand mastic round a window and cement or filler used on old window joints that has cracked, on timber door frames, stone surrounds and sash and case windows.
Around West Mersea, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.
Each job carries a 12-month guarantee, large or small.

Questions from West Mersea
Does living near the coast affect sand mastic in West Mersea?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Will you come out to West Mersea?
Yes. West Mersea is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Where are you based?
We are based in Crawley, and we work across South East England, London and Scotland.
What is sand mastic?
It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
Is it OK to seal over old sealant?
No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Letting agents and landlords in West Mersea can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Decisions on consent for listed homes
- Damaged stone surrounds
- Sash cords, weights and draught-proofing of the sashes
If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before you book.
What we seal
- Timber door frames
- Sash and case windows
- Stone surrounds
- Period & listed homes
- Brick reveals
- Tenement windows
Leave it or put it right?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. Around West Mersea, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Aftercare tips
So the new joints stay in good condition:
- Keep modern sealant off the mastic
- Inspect the joints round the windows every year or so
- Get any rot dealt with first
- Avoid heavy scraping on the mastic joint
Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.
Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.
Windows and doors in West Mersea
West Mersea is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For an older house near a landmark such as Church of St Peter and St Paul, the joint between an old wall and a newer frame is usually the first place rain gets in. Schools such as Mersea Island School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a single window, longer for several. In a smaller place like West Mersea, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
How to prepare
- Let us know about parking restrictions
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive

What affects the quote in West Mersea
There’s no set price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Whether the work is at height
- Any working-time requirements on site
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
Before you ask for a quote, have a think about:
- A few photos by email, if you can
- Whether it’s a home or a business
- How we’d reach the joints
- Where the property is
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Surface by surface
Brick reveals
An open joint at a brick reveal lets weather in. New mastic seals the gap.
Timber door frames
Round a period front door, sand mastic gives the right look.
