Sand mastic for homes and businesses in East Mersea
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We work on period & listed homes, brick reveals and timber door frames, and people most often call us about wind and rain getting in round a sash window and silicone on a period window that looks wrong.
Mastic can only go onto a dry, clean joint, so window work in East Mersea is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
Every job is covered by our one-year guarantee.

What sand mastic looks like in East Mersea
East Mersea is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Alresford station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Homes close to Parish Church of St Edmund King and Martyr include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

How the visit works
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a single window, longer for several. For a village or hamlet like East Mersea, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Getting ready for the visit
- Tell us about any water getting in
- Tell us if parking is tricky
- On commercial sites, let us know about site rules

Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Avoid heavy scraping on the mastic joint
- Don’t run silicone over sand mastic
- Look over the window mastic once a year
- Leave the new mastic unpainted
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Why deal with it now?
Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Around East Mersea, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Common questions in East Mersea
Do you work for landlords with property near Alresford station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
Is East Mersea within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can sand mastic be painted?
The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we’ll advise.
Do you guarantee sand mastic work?
Our 12-month guarantee covers every job.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
