Upper Hale Sand Mastic
Sand mastic across Upper Hale and nearby, with old sealant always removed completely.
- Cement or filler used on old window joints that has cracked
- Mastic worn away on windows facing the weather
- Tired mastic found when preparing windows for paint
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
About our sand mastic in Upper Hale
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant, and we’ll talk through which suits your home. We work on timber door frames, period & listed homes and sash and case windows, and people most often call us about open joints round the window box and failed mastic on an exposed elevation.
Houses in smaller places like Upper Hale can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That’s hard on the mastic around frames and sills.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What else we do in Upper Hale
What affects the cost of sand mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- How many areas need sealing
- The type of sealant required
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Photos by email, if that is easy
- The type of property
- What’s wrong with the joints now
- Where the property is
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or drop us an email.
When it is not the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Timber that has rotted
- Damaged stone surrounds
- Sash cords, weights and draught-proofing of the sashes
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.

Questions from Upper Hale
Can you help a landlord with a rental near Farnham station?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Will you come out to Upper Hale?
Yes. Upper Hale is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Should I use sand mastic or silicone?
We will talk it through with you. Sand mastic suits many period homes, and modern sealants suit newer frames.
Can sand mastic be painted?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we will talk you through it.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Do I need permission for sand mastic on a listed building?
Yes, it’s worth checking. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
What is sand mastic?
Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.
Why deal with it now?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Around Upper Hale, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

How the job changes by surface
Sash and case windows
Most of our sand mastic work is on sash windows. We renew the mastic round each box.
Brick reveals
We rake out the old mastic and pack deep voids before the new mastic goes in.
Aftercare tips
After the cure time, these simple habits help:
- Avoid patching sand mastic with silicone
- Ask a joiner to look at soft timber first
- Avoid heavy scraping on the mastic joint
- Ask us before painting near the mastic
Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.
Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours per window, depending on the condition of the joints. For a job in Upper Hale, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Before we arrive
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

Windows and doors in Upper Hale
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Farnham Castle (about 1.1 miles south) nearby, there’s older building stock in the area around Upper Hale as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Managing a site like Hale School? Then the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Mark the Evangelist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Farnham station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
