Sand mastic for homes and businesses in Stromness

A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. We work on stone surrounds, tenement windows and sash and case windows, and the jobs we see most are mastic dropping out of the joint and mastic that needs renewing before redecorating.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Big or small, you get the same one-year guarantee in Stromness and across the Orkney Islands.

Common problems we fix in Stromness

Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint, and they generally need raking out.

Signs it’s time to call us include:

  • Open joints round the window box
  • Gaps round a timber door in stone or brick
  • Draughts and rain around sash boxes
  • Failed mastic on an exposed elevation

If you look after a building such as stromness primary school, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • Whether you can choose the colour
  • What happens if the job turns out different
  • Who does the work, and how experienced they are
  • What product goes in the joint

10 questions to ask before you book

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours per window, depending on the condition of the joints. Around Stromness, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Keep children and pets away from the work area

Advice

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Leave it or put it right?

Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall so renewing it early protects the window. Around Stromness, water from a failed joint in an older stone home can soak into timber and plaster.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Surface by surface

Stone surrounds

Old stone surrounds are often uneven, so the joint varies in width. Sand mastic is shaped by hand to suit.

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

Your questions about sand mastic in Stromness

Does the coastal weather in Stromness affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Can you do sand mastic in Stromness?

Yes. We work across all of Scotland, and Stromness is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you offer different sealant colours?

Normally, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before we start.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

What guarantee comes with the work?

You get our one-year guarantee to all our work.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What sand mastic looks like in Stromness

Stromness is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Around Stromness, as everywhere, sand mastic is only as good as the preparation behind it.
