Sand mastic near Southington

Sand mastic in Southington, done properly

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant, and we’ll talk through which suits your home. We work on sash and case windows, period & listed homes and tenement windows, and the jobs we see most are gaps between timber frames and stone or brick and patchy fillers round a sash window.

Somewhere as small as Southington, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Brick reveals round timber windows are often pointed with sand mastic. It gives a traditional finish.

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours per window, depending on the condition of the joints. For a village or hamlet like Southington, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Leave it or put it right?

Not every filler suits an old window surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. In a small place like Southington, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

How we quote for sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • Working hours on commercial sites
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • Whether it’s a home or a business

Every job is quoted individually. Just phone 0345 464 0079 or email us with the details.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Inspect the joints round the windows every year or so
  • Ask the planning authority about consent for listed or conservation-area homes
  • Avoid heavy scraping on the mastic joint
  • Have rotten timber repaired before new mastic goes in

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Southington homes and the weather

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like Overton Church of England Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Overton station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
