Sand mastic in Smannell

How we handle sand mastic in Smannell

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead and we’ll explain which is best for yours. If you are dealing with old cement repairs round a window that have failed and window mastic to renew ahead of painting, we can help, whatever the surface.

Somewhere as small as Smannell, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

If you manage several properties in or around Smannell, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

How we quote for sand mastic

We don’t publish a price list. The quote depends on:

  • The amount of work
  • How many areas need sealing
  • The product the joint needs
  • Access and height

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

To make quoting easier, let us know:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The rough size of the job
  • Access, such as stairs, a lift or height

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

How the job changes by surface

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

Sash and case windows

On a sash window, the mastic joint shows on the outside so we finish it carefully.

How it works

We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours per window, depending on the condition of the joints, and we tell you how long to leave it before we go. Somewhere as small as Smannell, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

How to prepare

  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Advice

Smannell: your questions answered

Will you come out to Smannell?

How long does sand mastic take?

A typical job takes anything from a few hours to a full day, depending on how many windows. Your quote will say how long we expect yours to take.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Can you match the sealant colour?

Normally, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Ask us before painting near the mastic
  • Inspect the joints round the windows every year or so
  • Clear gutters so water does not pour onto the windows
  • Get any rot dealt with first

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Decayed frames that need repair
  • Sash cords, weights and draught-proofing of the sashes
  • Masonry that needs repairing

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Andover station change hands often, and any sash windows need sound mastic to keep draughts and rain out. In the older streets around Christ Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
