About our sand mastic in Rothienorman

We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on stone surrounds, timber door frames and brick reveals, and the jobs we see most are mastic round period door frames that has failed and crumbling sand mastic round a window.

Outdoor sealant needs a dry surface, so window work around Rothienorman is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How it works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on how many windows. For a place like Rothienorman, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What guarantee comes with the work?

Every job comes with our 12-month guarantee.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What sand mastic looks like in Rothienorman

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For jobs in and around Rothienorman, choosing the right material for each joint is as important as a tidy finish. Around Rothienorman, as everywhere, sand mastic is only as good as the preparation behind it.

When it isn’t the sealant

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Putty and glazing repairs
  • Planning or listed building consent (your local planning authority decides)

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Period & listed homes
  • Brick reveals
  • Timber door frames
  • Stone surrounds
  • Sash and case windows
  • Tenement windows

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Renew mastic before redecorating the windows
  • Have rotten timber repaired before new mastic goes in
  • Inspect the joints round the windows every year or so
  • Ask us before painting near the mastic

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

Why deal with it now?

Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
