Reay Sand Mastic
We cover Reay for traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Wind and rain getting in round a sash window
- Weathered mastic on the most exposed windows
- Open joints round the window box
How we handle sand mastic in Reay
We work across Reay renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. If you have silicone on a period window that looks wrong and mastic that needs renewing before redecorating, we can put it right, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Whatever the size of the job, it’s backed by our one-year guarantee in Reay and across Highland.

Reay: your questions answered
Does the coastal weather in Reay affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can you do sand mastic in Reay?
Yes. Our work covers the whole of Scotland, and Reay is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
What’s sand mastic made of?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
Can old silicone round a sash window be swapped for sand mastic?
Often, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.
How long does sand mastic take to go off?
A skin forms quite soon, but full hardening takes longer. We will explain what to expect before we leave.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours per window, depending on the condition of the joints, and the area is left clean. Somewhere like Reay may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Clear items away from the joints we are working on
- Let us know about earlier repairs to the joints

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
If you manage several properties in or around Reay, jobs at different addresses can be quoted together. Send us the addresses and the work at each.
What the job involves on each surface
Timber door frames
Round a period front door, sand mastic gives the right look.
Sash and case windows
A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.
Why act early in Reay
Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall so renewing it early protects the window. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Quotes for sand mastic in Reay
The price is agreed before any work begins. It’s based on:
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- How much there is to do
Combining jobs into one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- The type of property
- Where the job is, and your postcode
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.
Sand mastic in Reay: local notes
Reay is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Around Reay, as everywhere, sand mastic is only as good as the preparation behind it. For an older house near a landmark such as Reay Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.
Reay is about 10 miles west of Thurso, in Highland. We carry out sand mastic for homes and businesses in Reay and nearby. Reay is one of 253 towns and villages in Highland we cover for sand mastic.
Work in KW14 works the same way as everywhere else we cover. Whether your property is on The Terrace, The Avenue and Beinn Ratha Court or anywhere close by, we can help. We also cover the places around Reay: Melvich (5 miles west), Portskerra (5 miles west), Forss (6 miles north-east), Westfield (6 miles east) and Janetstown (8 miles east). DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
