Sand mastic for sash & case windows in Ranfurly, Renfrewshire
Problem with your window and door surrounds in Ranfurly? We cut out the old, prepare the joints and apply the right sealant.
- Modern sealant on a period surround
- Window mastic to renew ahead of painting
- Old sand mastic that has cracked, crumbled or fallen out
What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. For a place like Ranfurly, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The finish is dressed so it sits neatly against the stone or brick.
Before we arrive
- Clear items away from the joints we’re working on
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work

Advice
Sand mastic in Ranfurly
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. If you are dealing with wind and rain getting in round a sash window and modern sealant on a period surround, we can put it right, on brick reveals, sash and case windows and tenement windows alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

What sand mastic looks like in Ranfurly
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
For an older house near a landmark such as Ranfurly Church of Scotland, the joint between an old wall and a newer frame is normally the first place rain gets in.

A neat sand mastic joint round a front door suits a period home.

We take care not to mark the stone while raking out the old mastic.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Signs you need sand mastic in Ranfurly
Water gets into small cracks in the mastic and loosens it further. Exposed elevations generally fail first.
Signs it’s time to call us include:
- Crumbling sand mastic round a window
- Old cement repairs round a window that have failed
- Modern sealant on a period surround
- Mastic that needs renewing before redecorating
Rented homes near Milliken Park station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.
Questions to ask before you book
- Whether all the old sealant comes out first
- When the joint can take water or movement
- How hidden problems are handled
- How the joint is cleaned and prepared
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Ranfurly questions
Will you come out to Ranfurly?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Milliken Park station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can sand mastic be painted?
It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.
Where are you based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
What’s sand mastic made of?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Honest limits
In fairness, there are a few things sealant won’t fix:
- Sashes that need overhauling
- Crumbling stone or brickwork round the window
- Decisions on consent for listed homes
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Period & listed homes
- Timber door frames
- Brick reveals
- Sash and case windows
- Tenement windows
- Stone surrounds
Looking after it afterwards
After the cure time, these simple habits help:
- Clear gutters so water doesn’t pour onto the windows
- Check with your local planning authority if your home is listed
- Avoid patching sand mastic with silicone
- Inspect the joints round the windows every year or so
Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
