Sand mastic in Penny Pot

Sand mastic in Penny Pot

Sand mastic doesn’t last for ever and gaps open up round the frame. Renewing it closes the gap and tidies the surround. Common call-outs are for failed mastic on an exposed elevation and draughts and rain around sash boxes, on tenement windows, period & listed homes and stone surrounds.

Mastic can only go onto a dry, clean joint, so window work in Penny Pot is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

There’s a 12-month guarantee on every job, large or small.

What happens if it’s left?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. Where a wall is exposed, as many are in small places like Penny Pot, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What sealant work cannot fix

It helps to know what we cannot do:

  • Planning or listed building consent (your local planning authority decides)
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that need overhauling

If in doubt, call 0345 464 0079 or email us and we will say what we think.

What we seal

  • Brick reveals
  • Tenement windows
  • Timber door frames
  • Period & listed homes
  • Stone surrounds
  • Sash and case windows

Surface by surface

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Tenement and terrace windows

Upper-floor windows need access planning. Tell us the height and we’ll confirm what’s needed.

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a single window, longer for several. Somewhere as small as Penny Pot, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed

Advice

What we are called out for in Penny Pot

Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint.

These are the problems we’re asked about most:

  • Draughty sash windows at the surround
  • Mastic round period door frames that has failed
  • Patchy fillers round a sash window
  • Mastic worn away on windows facing the weather

If you let a flat or house near Brookwood station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Penny Pot questions

Will you come out to Penny Pot?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Brookwood station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Which is right for my windows, sand mastic or modern sealant?

That depends on your windows. Period windows in stone or brick normally suit sand mastic, while modern frames normally get a flexible sealant.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Frames and glazing around Penny Pot

Historic houses like Botleys Mansion (about 4.4 miles north-east) are a reminder that the area around Penny Pot has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Holy Trinity CofE Primary School, the mastic around its windows and doors needs looking after like any other building’s. Homes close to Church of St Lawrence include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Find out about consent before window work on a listed home
  • Ask us before painting near the mastic
  • Keep sills and gutters clear so water drains away
  • Get any rot dealt with first

Avoid painting over the new mastic, as traditional guidance advises. If you’re redecorating, ask us first.

An open joint round the box lets weather through. Left, the gap tends to get bigger.
