Sand mastic in Old Heath

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. We work on timber door frames, period & listed homes and tenement windows, and the jobs we see most are mastic worn away on windows facing the weather and window mastic to renew ahead of painting.

Houses in smaller places like Old Heath can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Leave it or put it right?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad and new mastic seals them. In an older home around Old Heath, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

How the job changes by surface

Tenement and terrace windows

Upper-floor windows need access planning. Tell us the height and we will confirm what’s needed.

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Avoid patching sand mastic with silicone
  • Inspect the joints round the windows every year or so
  • Don’t paint over the new mastic
  • Keep sills and gutters clear so water drains away

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Parking around Old Heath is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

Questions from Old Heath

Will you come out to Old Heath?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Hythe station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

What’s sand mastic made of?

A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.

When will the new mastic be hard?

It skins over fairly quickly but takes longer to harden fully. We will explain what to expect before we leave.

Is it possible to paint over sand mastic?

It’s traditionally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How do I get a quote for sand mastic in Old Heath?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before any work starts.

Frames and glazing around Old Heath

Old Heath is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like Old Heath Community Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. Homes close to St Barnabas include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Letting a property close to Hythe station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Sash cords, weights and draught-proofing of the sashes
  • Whether work needs listed building consent
  • Rotten sashes, sills or window boxes (a joiner’s job)

If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.
