Sand mastic near Myrke

About our sand mastic in Myrke

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we will advise if you are redecorating. If you are dealing with gaps between timber frames and stone or brick and modern sealant on a period surround, we can put it right.

In a village or hamlet like Myrke, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Different surfaces, different methods

Timber door frames

Door frames get knocked and soaked, so their mastic can fail sooner. It’s renewed by hand.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

Myrke questions

Will you come out to Myrke?

Yes. Myrke is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Myrke in your area for sand mastic?

Yes, Myrke is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear quote.

Where do you work from?

We work from Crawley. We cover Myrke and the rest of Slough, along with the rest of our area.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

When will the new mastic be hard?

Not straight away. It skins first and hardens fully later, and we’ll tell you what to expect.

What exactly is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

What happens if it’s left?

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. Around Myrke, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep modern sealant off the mastic
  • Inspect the joints round the windows every year or so
  • Make sure water runs off the sill
  • Check with your local planning authority if your home is listed

Do not touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Myrke homes and the weather

Historic houses like Windsor Castle (about 1.2 miles south-west) are a reminder that the area around Myrke has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Long Close School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Church of St Laurence, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Slough station, any sash windows need sound mastic to keep draughts and rain out.

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours per window, depending on the condition of the joints, depending on the size of the job. Somewhere like Myrke needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Advice

How we quote for sand mastic

Jobs vary more than people expect. The main factors:

  • The old material and how stubborn it is
  • The amount of work
  • The type of sealant required
  • The number of rooms or windows

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we’ll take it from there.
