Sand Mastic in Marlow
Sand mastic across Marlow and nearby, with every bit of old sealant taken out first and a one-year guarantee.
- Gaps where the frame meets the masonry
- Silicone on a period window that looks wrong
- Crumbling sand mastic round a window
Why deal with it now?
An open joint round the frame lets weather in. Water can get to the frame and the masonry, so dealing with it now protects both. In Marlow, as anywhere, most leaks start as a small gap in a joint, and they’re far easier to fix early.
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Sand mastic in Marlow, done properly
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We are often asked to deal with wind and rain getting in round a sash window and open joints round the window box, on period & listed homes, stone surrounds and tenement windows.
In a town like Marlow, the windows on the most exposed side of a house take the brunt of the rain, so the mastic there tends to fail first. It’s worth looking at every frame, not just the one that leaks.
You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

What sand mastic looks like in Marlow
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Harleyford Manor (about 2 miles south-west) are a reminder that the area around Marlow has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Schools such as Holy Trinity Church of England (Aided) School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Congregational Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Rented homes near Marlow station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
For landlords and businesses
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for a single window, longer for several. In Marlow, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.

When something else is needed
In fairness, there are a few things sealant won’t fix:

Where we work in Marlow
- Sash and case windows
- Brick reveals
- Timber door frames
- Tenement windows
- Period & listed homes
- Stone surrounds
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Check the mastic when you check the paintwork
- Do not run silicone over sand mastic
- Get any rot dealt with first
- Clear gutters so water doesn’t pour onto the windows
When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.
Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Quotes for sand mastic in Marlow
The quote reflects the job in front of us. We take into account:
- How easy the joints are to reach
- The type of sealant required
- Whether old sealant or filler has to be cut out
- The size of the job
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Pictures of the joints, sent by email
- The address or postcode of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Marlow questions
Can you help a landlord with a rental near Marlow station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.
Can you do sand mastic in Marlow?
Yes. We work across London and the South East, and Marlow is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.
Where do you work from?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Can I paint the new mastic?
It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
